Mr. Bob Zaccheo appeared before the board for this
proposal.
MR. PETRO: Over here it says Kodsi & Godsi and Strober
and Yankulis lot line change and over here it says Fall
Fittings. Is that the company that they own?
MR. ZACCHEO: No, we purchased the property, we're
purchasing the property from Kodsi & Godsi and Strober.
MR. PETRO: Fall Fittings is purchasing the property so
we should have a proxy.
MR. EDSALL: I'm looking at the proxy right now and one
of the owners has filled out a proxy, actually looks
like more than one.
MR. ZACCHEO: They should all be there, Mark.
MR. EDSALL: They don't have your name listed, one has
your name listed, the other one has Mr. Dippel, this
has Mr. Dippel and this one was Fall Fittings, so two
out of four.
MR. PETRO: He mentioned somewhere--
MR. EDSALL: He's mentioned on two of the four
authorizations.
MR. PETRO: Okay, let's proceed.
MR. EDSALL: But he's the applicant on the front forms.
MR. PETRO: You look like you're honest and why else
would you be here? I can't imagine you came in the off
the street to talk about this plan.
MR. PETRO: This application proposes conveyance of
approximately 0.2 plus or minus acres from lot 12.2 to
lot 11.1.

MR. ZACCHEO: Basically, all we're doing we just took,
buying this wing lot that was onto Strober's property,
so we can get some length in the back of this existing
building. They were right on the property line and we
wouldn't have any room to turn a trailer around, they
were using it before and it was a kind of a conflict
there so in the purchase of this we're buying the back
lot.
MR. PETRO: Show me the back lot that you're buying,
outline it.
MR. EDSALL: Jim, maybe if—
MR. ZACCHEO: It's right here.
MR. ZACCHEO: This is the existing point on the
property.
MR. EDSALL: This is where it goes now, they want to
straighten the line out so we have access in the back.
MR. PETRO: This is the big metal building?
MR. EDSALL: Right.
MR. PETRO: Okay, he's not creating any
non-conformities because he's making it larger, looks
like the rear of the building might.
MR. EDSALL: There's some non-conformities now and the
lot that's being made smaller still complies with the
zoning.
MR. PETRO: We have fire approval on 1/11/2000.
MR. ARGENIO: Mr. Chairman, if I may, Argenio Brothers
this time too does do business with Fall Fittings, this
in no way will affect my ability to make a decision on
this site plan in front of us.
MR. PETRO: So noted for the minutes. This looks so
straightforward, I don't have anything to say.
MR. ARGENIO: I agree.

The properties are located within the design shopping (C) zoning district of the Town. Lot 11.1 is
being increased in dimension and lot 12.2 is being slightly decreased.
2.
The Applicant's Surveyor has indicated the minimum bulk requirements for the zone on the plan.
Lot 12.2 (the lot being decreased in dimension) is a vacant lot which maintains compliance with the
minimum bulk requirements of the Zone.
3.
I am aware of no zoning or technical concerns with regard to this proposed lot line change.
4.
The Planning Board may wish to assume the position of
Lead Agency
under the SEQRA process.
5.
The Planning Board should determine if a
Public Hearing
will be necessary for this
